Buying property in Israel
Your lawyer in Netanya, in English
Buying an apartment in Israel from abroad or after making aliyah? Adv. Yakir Dabul handles your purchase from the first check to registration in the Tabu, and explains every step in plain English.
In Israel, your lawyer does far more than read the contract
There is no neutral notary or escrow agent running the deal. Your own lawyer checks the property, negotiates the contract, protects your money and registers the apartment in your name. The seller's lawyer represents the seller, not you.
Check the property
Tabu extract, mortgages, liens, building rights and irregularities, before you commit to anything.
Negotiate the contract
Payment schedule, guarantees, handover dates and penalties, built around your situation.
Protect your payments
A caution note (hearat azhara) registered in the Tabu and payments made against security.
Taxes and registration
Tax Authority filings, purchase tax (mas rechisha) and registration of the property in your name.
Buying without being here
One point of contact in Israel
We coordinate the seller's lawyer, the bank, the Tax Authority and the Tabu, so you don't have to.
Video meetings
Every stage explained in English, with a written summary of what was decided.
New olim
Reduced purchase tax rates exist for new immigrants, subject to status and timing conditions. We check your eligibility before you sign.
Foreign residents
A non-resident buyer is generally taxed at the rates for an additional home. We work out the full cost before you commit.
Full support, well beyond the deal itself
Buying from abroad also means a bank account, signatures, sometimes a company, and looking after the apartment afterwards. We handle all of it with you.
Notary and remote signing
If you can't travel, we arrange signing before a notary with an apostille or at an Israeli consulate, and prepare every document.
Israeli bank account
We help you open an account at a major, established Israeli bank: Mizrahi Tefahot, Leumi or Hapoalim.
Company formation (Ltd)
If buying through an Israeli company makes sense for you, we set it up and register it, after reviewing the tax implications.
Updates at every stage
Regular updates by WhatsApp or email, in English, until final registration in the Tabu.
Handover and transfers
Key handover, and transfer of arnona (municipal tax), water, electricity and the vaad bayit (building committee) to your name.
Property management
For those who need it: renting out, tenants, rent and maintenance, so your apartment is looked after while you're away.

Frequently asked questions
Can I buy without coming to Israel?
Yes. Signing can be done by power of attorney, signed before a notary with an apostille or at an Israeli consulate. We prepare the documents and guide you through it.
Isn't the seller's lawyer enough?
No. The seller's lawyer represents the seller. In Israel each side has its own lawyer, and yours is the one who checks the property and protects your money.
Do I need an Israeli bank account?
Not always, but it usually makes things easier, especially with an Israeli mortgage. We help you open an account at a major bank: Mizrahi Tefahot, Leumi or Hapoalim.
What happens after the purchase?
We stay with you: transfers to your name, updates until registration in the Tabu and, for those who want it, management of the apartment.
Am I entitled to olim tax benefits?
It depends on your status and on the purchase date relative to your aliyah. We check your situation before you sign.
How long does a purchase take?
Signing usually happens a few weeks after the price is agreed. Final registration in the Tabu can take several months.
Can we work in English the whole way?
Yes. Calls, explanations and written summaries are all in English.
